Is ChainManager available everywhere?

Yes. We have been running a pilot project in the Newbury and Thatcham area of West Berkshire. Now any estate agent can register to use ChainManager.

How much does ChainManager cost?

ChainManager offers a choice of charging mechanisms to Estate Agents - so each Agency can choose which charging mechanism represents the best value. The nominal charge for using ChainManager is more than offset by the cost savings and benefits. We offer an initial 6 months free usage to allow agents to evaluate ChainManager.

How can I get my property added to ChainManager?

Ask your Estate Agent to add your property and set you as a ChainManager user. You will then be able to log-in and enjoy the chain transparency ChainManager provides.

Do I need special software?

No, all you need is internet access and a web browser. (We recommend using the more recent versions of Microsoft Internet Explorer, Firefox or Opera. (trademarks acknowledged))

Is confidential information about me shown to anybody else?

No, your contact details are only seen by the Estate Agent selling your property, the Estate Agent selling a property you are buying and your Conveyancer. Likewise your property address is not shown unless it is sensible to do so. The person buying your property would see it as '16 Acacia Avenue' but to everyone else it would appear as, for example, 'Property 2'. Even if you are holding the chain up, you can't be hassled by anyone else. ChainManager is structured to provide enhanced communication between the Estate Agents and Conveyancers - so problems can be identified and solved and all the Buyers and Sellers kept informed.

My Estate Agent is reluctant to use ChainManager.
What should I do?

Estate Agents are sometimes too busy to take a good look at new initiatives. Those Agents that have had an in-depth look at ChainManager are universally enthusiastic - they know it is going to bring benefits for everyone in a chain. Some Agents feel they already provide a good progress chasing service. In this case ask your Estate Agent:

  • Can you provide me with access to a secure web site where I can view the complete chain I am in and see at a glance the stage the purchase and sale of each property has reached - updated in real time by all the Estate Agents and Conveyancers in the chain?
  • Do you meticulously chase every stage in the process of moving from Sale Agreed to Completion and update a secure web site so that everyone else in the chain can see the progress that is being made.
  • Do you automatically notify me whenever a milestone is reached in my sale or purchase?
  • Are you able to keep me constantly informed, reassured and relaxed about the progress of the chain I am in?

If your Estate Agent answers 'No' to any of those questions, you should encourage him to use ChainManager. It only takes a couple of minutes to add a property and the benefits to everyone are clear for all to see.

My Estate Agent still won't add my property to ChainManager. Can anyone else do it?

Absolutely. If your Estate Agent, for whatever reason - lack of time or perhaps some technical reason - won't add your property then WE WILL. Simply call 01344 778407 or email our helpdesk and we'll add your property and send you log-in details. It is important to ensure chains are connected and we will do this when required. When this happens you will be able to see your chain, but your Estate Agent will not.
